IDK about Brazil but in the USA the hardest thing to fix in a house is bad paperwork.
If the seller isn't motivated enough to fix the paper you are never going to be able to buy.

I was supposed to do it in january, but my lawyer said: maybe we can still fix it. Lets give it a couple more weeks.
But right now, it was extra 3 months. And yes, probably I could have find another house and complete all the paperwork in the time the current seller are still in the very first step...
Soon I will need to have a frank conversation with my lawyer and ask "well, man, 3 months and we barely moved. So what?"
